A.) Syndication to third-party real estate sites typically takes between 2 – 3 business days for listings to start showing up. The important thing to note is that is is not immediate.

B.) With all of our plans, an agent will contact the customer within a couple business days to start the Multiple Listing Service “MLS” online paperwork. This is necessary because of the rules with the MLS and because a licensed agent in a particular state and region must do the MLS posting. Once this is complete, the syndication from the MLS to third party sites like Zillow, Trulia and Realtor.com occurs. We cannot control when our partner sites pick up our data feed to complete listing syndication. The important thing to note here is that it is not immediate, but you will usually start seeing your listing on other site in 2-3 days. So in the case of the MLS, syndication to third party sites occurs from the MLS, not from TheListingAgents.com. Realtor.com in particular only accepts a posting in this way and gets syndicated via the MLS because only agents can post there.


Most MLS’s send listings to sites like Zillow.com and Trulia.com, but some MLS’s have stopped sending listings to these sites as they are viewed as competition to the MLS and Realtor.com. If you find that your home has been listed on Realtor.com for a few days but you do not see your listing on Zillow and/or Trulia, please contact us immediately.


You will need to contact your listing broker to correct this information. Sites like Realtor.com receive listing data directly from the MLS.


A showcase listing on Realtor.com highlights your listing to buyer’s agents, and increases the number of photos your listing has on their site to 25 (from 12).

Yes, If an agent sees a listing and brings a buyer, you must pay the buyer’s agent a commission if you accept the offer. You decide how much commission to offer as part of the MLS listing process. The commission you’re willing to pay is stated on the MLS listing. It is NOT negotiated on an agent by agent basis. We recommend offering a commission between 2 – 3% since your listing will be competing with others for agents’ attention.

Some states require that an additional fee be paid to the listing broker when the home sells. The states we know about are Indiana and Kansas. The fees we have seen are between $350 – $500 extra to the listing agent at closing. This is beyond our control and is subject to the individual rules and regulations of the MLS and state law.

When you are contacted by our affiliate broker to set up your home, some brokers will try to upsell you on additional services. You are not obligated to purchase these additional services. The broker has already been paid to list your home on the MLS. Note: By listing on the MLS, you will be required to define what commission you are willing to pay a buyer’s agent. We recommend 2 to 3%.


The purpose of the MLS is to expose your home to buyer agents, not to gather leads from buyers who are not working with an agent. Some brokers have a system to forward leads automatically but most do not. When you are listed on the MLS, most of the time, the listing broker’s information will be listed on sites like Realtor.com, Zillow and Trulia. Brokers/Agents pay to be funneled leads from these sites. So if a potential buyer who is not working with a buyer agent makes an inquiry, many times their information will be provided to another broker/agent who will try to contact them to get their business.


On occasion, some customers will experience problems receiving the initial email from our network brokers who handle our MLS listings. This is unfortunately a problem that is beyond our control due to the different ways that email services like Gmail, Outlook.com and others process email. If you do not receive an email from the broker within two full business days, please check your junk mail folder. If you still do not see it, please contact us immediately.


Colorado

*The State of Colorado has “Minimum Service Laws” which require the listing broker to perform duties beyond what our flat fee service includes. In this state you are required to pay the listing broker 0.5% of the buyers broker fee at the closing. Example: You offer the buyers broker a commission of 3%, the listing broker retains 0.5% of that, so the buyers broker will only be offered 2.5% on the MLS.

Georgia

**FMLS Fee: The Georgia FMLS charges a 0.12% fee due at closing. This fee paid directly to the FMLS at closing and is not paid to your listing broker, and it’s mandatory in the following counties: Barrow, Bartow, Cherokee, Cobb, Dawson, DeKalb, Douglas, Forsyth, Fulton, Gordon, Gwinnet, Hall, Lumpkin, Paulding, Pickens and Walton. Example: If the sale price of your home is $200,000 the fee to the FMLS would be $240 (200,000 x 0.0012).

Idaho

*The State of Idaho has “Minimum Service Laws” which require the listing broker to perform duties beyond what our flat fee service includes. In this state you are required to pay the listing broker 0.5% of the buyers broker fee at the closing. Example: You offer the buyers broker a commission of 3%, the listing broker retains 0.5% of that, so the buyers broker will only be offered 2.5% on the MLS.

Indiana

*The State of Indiana has “Minimum Service Laws” which require the listing broker to perform duties beyond what our flat fee service includes. In this state you are required to pay the listing broker a fee of $350 at the closing. The reason for this fee? In accordance with Indiana law IAC 1-1-24, the listing broker is required to physically attend the closing.

Kansas

*The State of Kansas has “Minimum Service Laws” which require the listing broker to perform duties beyond what our flat fee service includes. In this state you are required to pay the listing broker a fee of $500 at the closing. This fee is separate from the buyer broker commission.

North Dakota

*The State of North Dakota has “Minimum Service Laws” which require the listing broker to perform duties beyond what our flat fee service includes. In this state you are required to pay the listing broker 0.5% of the buyers broker fee at the closing. Example: You offer the buyers broker a commission of 3%, the listing broker retains 0.5% of that, so the buyers broker will only be offered 2.5% on the MLS.

Oregon

*The State of Oregon has “Minimum Service Laws” which require the listing broker to perform duties beyond what our flat fee service includes. In this state you are required to pay the listing broker 0.5% of the buyers broker fee at the closing. Example: You offer the buyers broker a commission of 3%, the listing broker retains 0.5% of that, so the buyers broker will only be offered 2.5% on the MLS.


Using our Flat Fee listing program, services are strictly limited to listing the property on the MLS. Your provide the property information and photos, the complete the listing agreement, and our Flat Fee Listing broker will setup your MLS listing. Our only responsibility is to maintain your MLS listing.

If you fee that you need assistance in interpreting or determining the merits of a purchase agreement offer, conducting negotiations, completing the required disclosures and inspections, or otherwise moving your transaction to settlement, we recommend that you obtain a full service broker or attorney for representation.

General

If your home is listed on the MLS, you will need to contact the broker who listed your home on the MLS to add the open house schedule to the MLS. This will NOT automatically show up on sites like Zillow and Trulia.


They will contact you and request a showing. Then you would setup a time for them to visit. For MLS customers, your listing agent could represent in your behalf. While for the Basic customers, you would rather be there to accommodate the showing for security purposes.


For homes listed on the MLS, buyer agents will contact you and request a showing. You’ll want to leave your key in a lockbox if you’re busy at the time. For security purposes, do a quick internet search to verify that they are an agent prior to giving out the combination to the lockbox. Keep all valuables locked up and/or hidden from site.


The MLS listing period is 3, 6 or 12 months depending on which one you choose. It may be extended for an additional discounted charge. Listings can be withdrawn from your local MLS at any time by request.


MLS (Mulitple Listing Service)

The MLS is a large database that real estate agents & brokers use to find available homes for qualified buyers. In the past the MLS was all on paper which is why you needed to hire a full service agent to get access to these MLS listed properties. The MLS was not made available to the public.

Nowadays the internet has changed the real estate industry completely. Every single real estate agent has an MLS search on his/hers website. And now it’s easily possible for you to get your property listed on that exact same MLS for a low flat fee.


On an hourly basis real estate agents look on the MLS for new listings as they have qualified buyers ready to purchase a home. The majority of all buyers are represented by a real estate agent because it’s completely free to them. And a real estate agents will always start their search on the MLS.

An MLS listing means more offers on your property.

If your local MLS allows, YES! For only $29, you can purchase our “Max Photos” add-on which displays the maximum amount allowed.


The default total is the maximum of your local MLS, however, with a Realtor.com ShowCase Listing (a $29 add-on), you can get 25. The other way to get more photos is to purchase the Max MLS photos add-on. For an additional $29, you can list the maximum amount of photos your local MLS allows.


Refunds/Pricing

We cannot offer durations less than 3 months due to the overhead of your listing. We can, however, offer discounts if you need to extend your listing beyond your initial 3 months.


We cannot refund the remainder of your listing since we would have already paid our network broker for your listing. This is also why we don’t offer plans for less than 3 months.


A. If you have not activated your listing, and you purchased less than 24 hours ago, YES, not a problem.
B. If you haven’t activated your listing, and it’s been more than 24 hours, please contact us. Refunds after 24 hours are given on a case-by-case basis.
C. If you HAVE activated your listing, we apologize, but we cannot provide a refund, because we have already paid our overhead for your listing.
